Let's try this again

Don't say anything, but I'm going to put an offer on a house this evening. It's a FSBO (for sale by owner) and the guy and I have agreed in principal. He seems pretty eager to sell and is willing to give me allowances on carpet and paint...or that's what he said last week.

It's 1400 sq ft, 3 bedroom, 2 bath, in a great part of town. It's a single-street subdivision and the houses are about 15 yrs old. There's only about 15 or 20 houses in the subdivision.

If it goes through, I'll post pictures. And yes, Dear Reader, there's an extra bedroom if you want to visit.

UPDATE: We signed the contract Thursday night. I didn't get everything I wanted, but it's still a great deal. On Friday, my agent said that he thinks the seller may be experiencing some 'remorse' because he knows he could get more money for the home.

The home inspection is scheduled for Wednesday, and I'm pretty sure he's going to use this as a reason to get out of the contract. If a big-ticket item (heating/air, plumbing, electrical) has a significant problem, I'm 99% sure he's going to balk at fixing it. Then I'll need to decide if I want to fix it or kill the deal. We shall see.

Sounds good. Keep in mind it's FSBO and he's saving some money on commissions so he should be willing to give you some money for repairs. Focus on the carpet in your negotiation, not the paint, since paint is cheap.
